What is a buyer’s Consult

A buyers consult is a comprehensive meeting where we discuss the entire process of buying a home from initial consult to the day you move into your new home! 

One important thing to do before this meeting, if possible, is meet with a trusted lender who can guide you through two important facets of buying: 

1) what is your budget for purchasing a new home

2) are you able to buy a new home before you sell your current home  

These two important checkpoints drive much of the conversation we will have at your consult, and your loan officer is an important member of our home-buying team. 

Don’t have a lender in mind? Don’t worry! This is part of my job too! I am happy to connect you with lenders whom I work with on a regular basis, and that I know will help make this part of the home buying process as straightforward and stress free as possible. You can check out our page Recommended Vendors and Contractors for suggestions.

Once this step is completed we will sit down and discuss why you want to buy a home; what objectives you have for your family, and what is important in this new home. We will cover location, price point, setting, lot size, home layout, style, bed/bath count, and so many other things that will help you find the perfect home for YOUR family. We will create a list of needs vs. wants, and I will  create a search plan to help us find your new home! We will talk about the best times and days for you and your family to view homes, in order to best fit the home buying process into your schedule.

We will discuss the logistics of each step of buying a home. From the first showing to writing an offer, negotiating, competitive vs noncompetitive situations, getting under contract, earnest money deposit, inspections, negotiations after inspections, appraisal, possession, utilities transfer, and finally getting to move into your new house! 

I will explain my role throughout the home buying process, my job is to expertly guide you through the process and act as your fiduciary, advocate, and experienced consultant. I go through hundreds of homes every year, and know what to look for, what to be worried about, and of course, how to negotiate to get you the best possible outcome. 

Now comes the fun part, going through homes! Most people need to get “boots on the ground” to truly figure out what they want and what is truly important for their family. Each showing is its own conversation that has its own questions…every home is unique and brings with it new questions that need to be answered. It's a process that should never be rushed, so we will start looking at homes as soon as you are ready. We may find the perfect home after three showings, and that's wonderful, but many times it takes many more showings than that to find your home. I will be with you every step of the way no matter how many homes we need to go through!  

Buying a home is a truly important life event and it is an exciting, emotional process, it is the place life long memories are made, where new babies will come home to, where raucous families dinners will be had, a little boy will learn to ride his first two wheeler, grandparents will welcome back kids and grandparents for Christmas, a new bride will walk down the stairs of her childhood home one last time… hundreds of daily moments like this that make up a lifetime. A home becomes an extension of the family and it is my great privilege to help families find the house that will become their home.  

What is a Listing Consult

I've had listing consults with folks over a year out (sometimes even two or three years out!) from listing their home as they begin planning, so the first thing to know is that it's never too early to meet!

This is a comprehensive meeting where we discuss the entire listing process step by step from that day until closing.

First we tour your home to talk about current or planned projects, and then we cover other tasks you may want to complete to prepare your home for the market. It's my job to know which projects you should undertake, and which ones won't yield a good return. Also, a big piece of this involves your ability/budget to complete projects, the availability of any contractors you may want to hire, and also your timeline for getting the home on the market.

Next, we'll discuss that timeline, your family's schedule, and the costs associated with selling your home. We will discuss what I do that goes above and beyond what other agents provide and what you can expect from me in the marketing and selling of your home. We talk about the logistics of the listing process and we have a very in depth discussion of the current real estate market in your area and the value of your home.

This first meeting is designed to educate you and help us formulate the best gameplan as we begin preparing to sell your home.
